consultation service is a unique program
offered by Adam Grout Inc. which identifies
potential
home maintenance issues that may be noted
by the buyer's home inspector. This consultation service helps you prepare
your home for the DREAED buyer's home
inspection.
Most
people and realtors are happy when their
home goes under contract but hold their
breath and pray for a favorable outcome from
the buyer's home inspection report. I
know because my wife and I sold our 50 plus
year old brick home back in 2008 at the
beginning of the downward housing market.
But, I WASN’T worried... more
curious to find out what the buyer’s home
inspector would report. I spoke to the
buyer after the inspection and he stated
that the home was in great shape and that
they wouldn’t be asking for any changes.
For
$150.00, I will come to your house and spend
up to one hour conducting the following:

Exterior and interior walkthrough of the
house

Identify and point out areas of
potential problems

Answer any questions that you may have

Explain what I did to
prepare my house prior to the buyer's
inspection

Tell you what
documentation to have and how best to
present it

Negotiate with Knowledge! When
buying a home, choosing the right home
inspector is critical to understanding
exactly what you are purchasing. Adam
Grout Inc. Home Inspection Services is an
independent advocate acting on your behalf.
I work for you and I have no potential
conflict of interest by being associated
with the seller or the agents. And with over
10 years experience in the plumbing and
general contracting industries, you can be
assured that I truly know what needs to be
fixed and what it is going to take to fix
it!
When you hire me to be
your home inspector I will:

Contact the existing
homeowners before the inspection and ask
them questions pertaining to the home.
Since they are the ones living there
they should know about the home. I will
also explain to them about the
inspection process.

I will inspect the
exterior and interior of the home. From
the roof to the foundation and all
systems and components that are readily
accessible. Hopefully during this
process you will be right next to me the
entire time.

Once the inspection
is over we will have a closing
discussion summarizing the major areas
or points of the inspection both good
and some that may need additional
attention.

I will then go back,
add pictures, and type the report.
During this process I will research
additional information if need be and
call to speak with experts in that
concerned area of the home.

Once the report is
completed later that day, you will
receive it by email. I feel this is the
most convenient way to deliver the
report since you can then forward it to
your realtor, lawyer, and anyone else
that you wish.
My goal as your home
inspector is to educate you about the
condition of your home so that you have a
better understanding to help you make that
final purchasing decision.
